Due to our expansion and to gain that 
competitive edge, we are seeking an 
foreigner enthusiastic, honest 
and \"hands on,\" Maintenance and 
Property Preventive Manager.
Responsible for the engineering and 
maintenance operations of the hotel 
and grounds to ensure all systems are 
operating to standard as well as all 
property assets are maintained to the 
highest levels. 
Also responsible for maintaining the 
hotel\'s physical systems and condition 
to standards by routinely inspecting 
the entire hotel to ensure that all FF&E 
is in proper working condition and 
departmental supplies are stocked at 
proper levels. Complete work orders 
on time and within budget. Maintain 
cost effective preventive maintenance 
program. Maintain accurate files for all 
inspections, licenses, and contracts. 
Manage security procedures and 
proper key control. will perform, 
manage and supervise engineering 
operations of a full service hotel. 
Requirements include to maintain the 
entire hotel facility, including all 
mechanical, electrical, HVAC systems, 
and related equipment. Qualified 
applicant will coordinate and supervise 
all safety related areas of the hotel. 
Must adhere to all corporate required 
purchasing policies and control. 
Applicant must ensure proper training 
and supervision of all Engineering 
personnel and provide consistent, cost-
effective maintenance programs that 
ensure the hotels safe and efficient 
operation. Conducting ongoing room 
preventative maintenance program 
(see maintenance manual for system 
specifics). Reviewing maintenance 
problems, complaints and work orders 
to prioritize and schedule work. 
Troubleshooting and diagnosing 
malfunctioning mechanical systems 
and equipment. Inspecting property to 
identify potential and current needs. 
Estimating department expenditures 
for budget purposes and assisting with 
the capital budget process. Soliciting 
bids from contractors and evaluating 
their proposals. Once contractor is 
selected and employed, ensuring work 
is completed to specifications. 
Coordinating with local health, safety, 
fire, and building inspectors to ensure 
compliance with applicable codes and 
regulations. Performing preventive 
maintenance assignments on a 
scheduled basis. Servicing the hotel\'s 
pool, including adjusting chemicals and 
cleaning filters. Completing 
maintenance logs. Maintaining the 
building exterior if not serviced by a 
contractor (e.g. snow removal, lawn 
care, painting). Supervising and 
scheduling of maintenance staff
Job Requirement 
Only Thai Nationality. Communication 
in English is a MUST 
Three to five years experience in a 
maintenance role required. Extensive 
knowledge of electrical, mechanical, 
plumbing, refrigeration, life safety 
operating systems, preventative 
maintenance programs and OSHA 
regulations. Certifications a plus. 
Three to five years of previous 
management or supervisory 
experience necessary in a 4 or 5 stars 
hotel property . Strong leadership 
skills, the ability to delegate effectively 
as well as multi-task and meet strict 
deadlines are a must. Budgeting, 
managing cost controls and financial 
responsibility experience also required. 
Must be able to identify and solve 
problems in anticipation of hotel and/or 
guest needs
